The Wisconsin Realtors Association has posted their report for June and it shows some phenomenal gains in the Wisconsin housing market. Check out the links below. It is rather inspirational. It looks like a great time to sell and with rising interest rates it is probably best to buy before rates get any higher. It looks like all of the fence sitters are getting of their fences.

The Wisconsin Realtors Association has released a new real estate market update.

MADISON, Wis. –Wisconsin existing home sales increased 3 percent in March, which is the 21st straight month of sales growth. Median prices grew 9.7 percent to $134,900 in March, compared to the same period last year, according to statistics released by the WRA. Sales during the first quarter were up 10.8 percent, and median prices rose 5 percent relative to the first quarter of 2012.

The odds of selling in the first month if it is listed under $200,000 is 8%, Under $190,000 is 11%. Sales range from $25,000 to $105,00 with the upper range being extensively updated homes and 72% were bank owned properties. The average sale price is $47,786 and the median sale price is $41,703. 14% were non distressed sales. The median list price is $50,000 and the average list price is $82,354 with listings ranging from $23,000 to $215,000. The odds of selling your home in the 1st month is 15% if priced competitively.

The average sale price is $340,886 and the median sale price is $322,500. The sales in the last year range from $261,867 to $410,000 and listings range from $184,900 to $800,000. There are always some very good deals on this lake. Call to see what is available.

Lodi 1 story homes market

In the market for single story homes (ranch, multi level, split entry) between 1,000 and 1,800 sq. ft. under 25 years of age the median list price is $220,000 and the average list price is $217,256. The average sale price is $207,961 and the median sale price is $215,000. There is 10 months of inventory in Lodi and sales have declined with a drop over the winter months. 43% of sales of similar properties have been bank owned. All bank owned inventory has been sold. The odds of selling a home in the first month is 10%. If you are thinking of selling get ready for the spring market. Very competitively priced homes and discounted properties are selling the quickest.

The median list price is $279,900 and the median sale price is $221,200. List prices range from $199,900 to $510,000 and sale price range from $125,000 to $415,000.
